The ADU can be built with standard construction techniques. The walls are 8’-9’ tall with standard trusses for the roof construction and the living space has a vaulted ceiling.
The ADU has room for future solar panels, utilizes low-flow toilets, and has an electric water heater to supply the domestic water and the radiant floor heating system. The non-combustible roof and fiber cement siding help protect the home from wildfires.
The larger windows are designed to be placed on the South elevation, which can be oriented to the interior of the property (depending on site conditions), and allow the resident to view their property. The outside yard elevation would provide privacy from neighbors with its minimal windows on that elevation. The front elevation provides a simple canopy to distinguish itself from the main residence on the property. There is a larger rear canopy to provide a private exterior space for the ADU, while providing some separation from the main residence.
The open floor plan creates a free-flowing space with no “dead-ends”. The doors, counterspace heights, shower, etc. can all be constructed to meet accessible design requirements.
The optional “three peaks” dormers provide an interesting aesthetic that mimic the San Francisco Peaks.
