The versatile style of Grandpa's ADU is able to blend with a wide variety of primary residences and neighborhoods. Starting from the ground up, the foundation can be built either slab on grade or raised wood floor using engineered floor joists, based on preference and lot slope. Framing this ADU will be a breeze with the simple lines and open concept. With an 8' ceiling height, material costs will be kept to a minimum due to standard material sizing at 8'.
Some of the cost savings to think about include: standard sized basic windows, limited wall area with MDF paint-able trim, ADA compatible shower that can be enclosed with a fiberglass enclosure or tile depending on budget, basic open kitchen allowing for standard sized, energy rated appliances, laminate or quartz options for countertops, WaterSense fixtures, tankless hot water heater, and cold climate heat pump for temperature control with spray foam insulation to affordably maintain the climate.
The simple roof lines are easily constructed with standard engineered trusses in a simple layout. This ADU looks into the future with a 225A solar ready panel, energy rated appliances and water saving fixtures. Radon control methods are also incorporated into this design. Grandpa's ADU was designed with simple in mind so that an owner-builder can perform some of the work themselves adding to the cost saving possibilities.
