Grandma's Contemporary ADU was designed with the senses in mind. With the contemporary roof lines and designer like feel on the interior, we have created functionality and eye appeal in this ADU. Starting from the ground up, the foundation can be built either slab on grade or raised wood floor using TJI floor joists, based on preference and lot slope. Framing this ADU will be a breeze with the simple lines and open concept.

Some of the cost savings measurements include: standard sized basic windows, MDF paint-able trim, ADA compatible shower that can be enclosed with a fiberglass enclosure or tile depending on budget; basic yet beautiful, open kitchen allowing for standard sized, energy rated appliances, budget friendly laminate or quartz options for countertops, WaterSense fixtures, tankless hot water heater, and cold climate heat pump for temperature control. With continuous spray foam insulation, a comfortable climate will be affordably maintained. The simple roof lines are easily constructed with standard engineered joists (or rafters) and engineered trusses.

This ADU looks to the future with a 225A solar ready panel, energy rated appliances and water saving fixtures. Radon control methods are also incorporated into this design. Grandma's Contemporary ADU was designed with simplistic style in mind and it shows!
